Leafing through the weekend papers in Egypt, it often seems as if real estate is the only business in the country. Numerous advertisements offer homes in new developments on the less congested outskirts of Cairo or in destinations on the Mediterranean and Red Sea coasts.

The property market is holding up well, analysts say, despite significant price increases across the economy that followed the flotation of the Egyptian pound in November. Since then, the pound has lost half its value against the dollar and inflation is running at 33 per cent. In these conditions, property, long seen by Egyptians as the primary repository of value, retains its attractiveness.

High end developers have reacted by increasing prices in nominal terms by an average of 30 per cent compared with last year, according to research by Arqaam Capital, regional investment bank based in the United Arab Emirates. The bank notes that demand has been strengthened by purchases from Egyptian expats, who earn in dollars and have seen the local purchasing power of their savings double as result of the flotation.
